Description: The development pipeline represents the difference between approved development quantities and actual construction, indicating approved but unexecuted development.Development pipeline metrics include the number of residential units and gross floor area of commercial development in square feet. Values have been normalized and summed into an overall "Pipeline Intensity," scored on a scale of 0 to 100, for data symbolization and rank ordering. Development Activity case data was reviewed for valid cases, excluding duplicates and superseded approval values, for: Conceptual Site Plans, Comprehensive Design Plans, Preliminary Plans, Specific Design Plans, and Detailed Site Plans.Individual development case boundaries were dissolved to the overall development project and combined with a table containing development project data.Analysis was conducted using aerial imagery and data from county GIS sources to gauge the progress of approved projects.Updates are projected to occur every six months to one year, to incorporate new development case data.
